FLAGSHIP CONCEPT · GREATER GENEVA · HUB LAB FIRST · NO SITE CONFIRMED
Third-place project · concept stage
Vertical infrastructure to discover, learn, build and live.
The Agartha Hub concept brings experiential commerce, learning, venture building and temporary accommodation into one journey. A Hub Lab must first validate demand, economics and usage before any permanent property commitment.
Not generic coworking, a shopping centre or an isolated incubator. The Hub is a distinct physical entity extended by a bilingual digital layer. Its site, final programme, floor areas, operators and funding remain to be validated.
Each level creates value. Together, they form the journey.
Select a floor to inspect its formats, pricing logic and proof required before opening. The architectural order does not predetermine the final building.

PRICING LOGIC
Retail, commission and activation models will be tested in the Hub Lab.
The amounts above are demand-test hypotheses only — no payment is accepted. Final prices, applicable VAT, capacity, hours and contracts depend on the site, permits, operator and scope. No public residence price is assumed before building selection.
MARKET REFERENCES · PUBLIC SOURCES
Demand-test hypotheses stay grounded in the real market.
Published operator prices checked on 22 August 2026. They provide reference points, not Agartha pricing or proof of demand.
GE / COWORK
Impact Hub Geneva
CHF 45 day · CHF 50–400/month
Coworking, memberships and space revenue; rooms published at CHF 40–60/hour.
Referenced brands do not endorse Agartha and are not presented as partners. Their offers and prices may change; always verify the linked source.
HUB LAB / 00
The flagship starts with a measurable experiment.
Before a permanent property commitment, an asset-light Hub Lab should test demand, movement between layers, willingness to pay, operating costs and partner roles.

SITE STRATEGY
The concept must adapt to the site — not the reverse.
No option is pre-selected. Comparison must include total cost, timing, accessibility, carbon, permits, flexibility and operating risk.
01
Existing building
Progressive occupation with limited works, if use and permits allow.
02
Refurbishment
Transformation of an asset with phased works and reuse of the existing fabric.
03
Long lease
Securing a site under terms compatible with operator investment.
04
Build-to-suit
Separate PropCo and OpCo for infrastructure shaped around a validated programme.
05
Distributed campus
A temporary Hub Lab across several venues before any consolidation.
R / RESIDENCES
House talent without conflating incubation and hospitality.
Accommodation may be in the building or nearby depending on feasibility. Contracts, operations, safety, accessibility, pricing and occupancy risk sit with a separate qualified operator in the base case. Supported rates or scholarships are possible only when funded.
GENEVA ADDITIONALITY
Connect existing strengths without duplicating their missions.
FONGIT, Trust Village, Campus Biotech, universities and specialist programmes illustrate an already rich ecosystem. The Hub targets the gaps between them: market access, shared formats, corporate experimentation, cross-programme journeys and temporary residency.
These organisations are not presented as confirmed partners.
Reciprocal referrals
Targeted co-programming
Co-branded formats by agreement
Documented non-duplication
PUBLIC-PRIVATE COALITION
Eight entry points. One expression of interest.
An organisation may contribute alone, across tracks or in a consortium. No name or logo is displayed as a partner without consent and a validated scope.
No. Greater Geneva is the search area. No site, floor area, lease, acquisition or property partner has been publicly confirmed.
Can I already book a space, room or event?+
No. The Hub is not open for booking. Physical capacities and prices will only be published after Hub Lab, site and operator validation. Startups, AURA and Community offers remain separate.
Are the figures an approved budget?+
No. They are illustrative working assumptions used to compare three scenarios. They are not approved CAPEX, an investment offer or a securities solicitation.
Is this coworking, a shopping centre or an incubator?+
None of those in isolation. The concept connects marketplace, learning, venture building and residence in a Discover → Learn → Build → Live journey.
Will Agartha replace existing Geneva actors?+
No. The model seeks referral, co-programming and complementarity with FONGIT, Trust Village, Campus Biotech, universities and other qualified actors. These are ecosystem references, not announced partners.
How would the residences operate?+
Through a qualified operator, with separate accommodation contracts, safety, accessibility and pricing. The base case does not place hospitality occupancy risk on Agartha.
How can an organisation become a partner?+
Choose one of eight tracks and submit an expression of interest. The process is private, exploratory and non-binding; it is not a public tender.
HUB · INSIGHT 03
Validate Hub economics before the site
Validating a third place before choosing a site means testing demand, pricing and costs for each activity, then testing how those activities reinforce one another. Property commitment follows only after a paid pilot, regulatory review, prudent cash-flow model and explicit risk allocation.
